Benefits of Investing in Real Estate
- Leverage: Banks will loan 75-80% (all the way to 96.5-100%) of the purchase price, at currently low interest rates for very long periods of time (ex: 30 years). Makes it more accessible to invest from requiring less money, which also leads to higher returns and the ability to scale faster and easier.
- Price Appreciation: Over time, the value of real estate can appreciate from increase in demand, decrease in supply, general inflation, forced appreciation from rehabs or increasing net operating income with commercial real estate, etc.
- Mortgage Paydown: Rental income is used to pay down the mortgage, leading to the owner having increasing levels of equity / ownership of the property. Once the mortgage is paid off, the value of property is owned in full by the owner.
- Inflation Hedge: Have the ability to increase rent over time, offsetting any increases in other expenses, leading to maintaining or increasing the purchasing power of the cash flow.
- Cash Flow (Passive): Cash flow is the rental income left over after paying debt, insurance, taxes, repairs, capital expenditures, vacancy, etc. This remaining amount can be used to scale further and increase future cash flow more, or it can be used as another source of income. Cash flow can be more passive, such as with property management.
- Tax Benefits: Interest payments on mortgages are tax deductible. Depreciation can be used to offset income generated by the renal properties. Other benefits to defer taxes, like 1031 exchanges. Ability to refinance tax free.
