In this session you learn step by step how to invite people to attend, how to get them excited about joining you, how to talk to them while they’re at your game and more.
You also get to dive into the art of negotiations, marketing strategies for building your business and how to position yourself as the local expert to become the center of influence when it comes to real estate investing. SESSION #4: THE PSYCHOLOGY OF MAKING OFFERS…
In this session you learn the importance of getting over your fears to make offers… lots of offers. As with anything, there are steps involved in the process, and that’s what you learn in this session. By the end of it, you will see that making offers is a simple process. You just need to learn how to analyze properties the right way and figure out if you can solve problems. After all, solving problems… not finding properties… is the path to success in real estate investing.
You’ll also learn more about the formula that determines if the deal is a go or no-go, and you’ll find out what J. Massey’s “secret sauce” is when it comes to negotiating terms. SESSION #5: PUT YOURSELF ON A POINTS SYSTEM TO WIN-WIN!
In this session, the purchase process is covered in greater detail. You learn that a good way to do more deals is put yourself on a points system. The system used in this course is a proven 40-point system wherein you earn a certain number of points each day for different actions. While this concept is introduced in an earlier session, you will dive much deeper in this session.
You will also learn more about different markets and how to analyze them, how to pull REIS Reports, how to gather intel about properties and sellers, and how to avoid red flags and pitfalls deals that cost you money.
SESSION #6: THE RULES OF INVESTOR ENGAGEMENT…
In this session you learn the steps of bonding and rapport, as well as the rules of engagement when talking to investors. SESSION #7: CONSTRUCTING THE DEAL IS EASY WITH THE P.A.Q.
In this session you learn about constructing the deal and how to use the Profit Analysis Quadrant™ inside of your deal constructions to make sure you are not giving up too much in your transactions. And most important, you will learn how to use the Profit Analysis Quadrant to identify opportunities and to know what you’re looking for from your numbers to build inventory. What you will come to understand by the end of this session is that it doesn’t matter how you source the inventory; the numbers need to work.
You will also learn about appreciation and the different types of appreciation you have the power to control, when to use the depreciation quadrant and why, how to use the amortization quadrant in certain types of deals, why you’re looking for problems and not properties, and more. By the end of this session, you’ll understand how to make deals a win-win on both sides of the table.
SESSION #8: A DEEPER LOOK AT USING THE P.A.Q.
In this session, you are taken deeper into using the Profit Analysis Quadrant™ with an emphasis on Quadrant 3 (Amortization) and how to combine quadrants for greater returns. You are provided examples from real-world deals and why they worked as they did.
In this session, you get a bit of a math lesson to help you learn how to calculate deals inside Quadrant 3. You learn a special formula and how to explain the benefits of working with you inside Q3 to investors. A lot of this session comes from former Mastermind Group participants’ own experiences, which creates unique educational value.
SESSION #9: CREATING CASHFLOW, CASHFLOW, CASHFLOW…
In this session you dive deep into concepts involved in how to create the most cashflow as a real estate investor and how Quadrant 4 works in the Profit Analysis Quadrant™. You’ll learn about using inverted amortization tables and a few higher concepts used by top investors.
Real-world examples are used in this session, so you will know what to expect when you’re sitting at the table with investors. The concept of due diligence is also covered in this session, as well as why it is critical to know your market when you want to increase your cashflow.
SESSION #10: THE BUSINESS OF INVESTING IN MULTI-FAMILY PROPERTIES…
In this session, you gain a whole lot of insight through listening to the exchanges between the participants of the live Mastermind Group from which the material for this course was taken. You learn everything from what it takes to form an LLC in different states, to when to use a partnership agreement, to understanding the different types of investors you will be dealing with, to why you may not want to use copper in low-income housing.

What you will learn in this session will help you set standards for operating procedures, management principles and how to improve properties. You’ll also learn the do’s and don’ts of hiring managers. This is an educational session indeed.
You will also learn about insurance and why you want to have it. From rating insurance companies to choosing the right one for your properties, you’ll find the information you need in this session. You’ll even learn about making claims and why you’ll want to use more than one insurance company. When dealing in multi-family investing, you can count on things going wrong with your properties.
